Three minutes later, the female host holding the microphone finished her speech for the ribbon-cutting ceremony. After that, Mavi, Director Ma, and other officials all used their golden scissors to neatly cut the red ribbon. The entire ceremony went smoothly.

"Haha! Mr. Mavi, I wish you great success in selling Ziyuan No. 1!" After the ceremony, Director Ma enthusiastically shook hands with Mavi.

"Thank you for your kind wishes, Director Ma," Mavi responded politely. However, he wasn't actually hoping for a quick sell-out. Now wasn't the right time. The best moment would be when real estate prices in China reached their peak.

So, his next move was to keep the nation's top-tier tycoons in suspense. He wanted them to see the luxury homes, even touch them, but not necessarily be able to buy or live in them.

Every potential buyer had to meet specific conditions. No matter how rich they were, if they didn't qualify, they would still be turned away.

This strategy would not only elevate the exclusivity of "Ziyuan No. 1" but also make it incredibly rare in the eyes of the wealthy. Just like the famous marketing slogan: "Not all milk is called Telunsu (Terun Su)."

Similarly, Mavi's riverside mansion could be summed up as:

"Not all luxury homes are called Ziyuan No. 1. Even if you have money, that doesn't mean you can buy it."

Thus, in the upcoming sales phase, as the chairman, Mavi set clear purchasing requirements for his real estate company.

The first rule was:

"To ensure the quality of the Ziyuan No. 1 community, every potential buyer must undergo a third-party financial review. If personal assets are less than 500 million yuan, don't even bother asking."

At the sales center, Mavi made this statement loud and clear in front of all the executives and sales staff.

His words left his employees staring at each other in shock—eyes wide with disbelief. No one had ever seen someone sell houses with such arrogance!

"A personal net worth of 500 million yuan just to qualify to buy a home?! Otherwise, it's a hard no?! What on earth is our chairman thinking?!"

"I've been selling real estate for years, always trying to persuade clients to buy. This is the first time I've seen a chairman who refuses to sell just because someone isn't rich enough!"

Seeing their reactions, Mavi didn't expect them to fully understand his strategy. As long as they followed the rules he set, that was enough. The details didn't matter to them.

"Besides the 500 million yuan requirement, we also need to ensure residents don't interfere with each other's peace. So, if a buyer has an arrogant attitude, an unpleasant personality, or just seems difficult, you have the authority to refuse them outright."

"After all, you need to understand that we are selling the most luxurious mansion in China—without exception. Especially since it's located in Lujiazui's prime real estate district. Many people would do anything to get their hands on it."

Mavi was determined to take this game to the next level.

Hearing this, his employees were completely baffled.

"Chairman Mavi, may I ask a question? If we follow these strict rules, won't our sales numbers look terrible?" The sales director hesitantly voiced his concern.

Mavi chuckled. The third rule was exactly about sales figures—except it worked in the opposite direction.

"You don't need to worry about sales numbers. The commission structure is like this:

If you don't sell a single home in a year, you'll receive a 3 million yuan bonus. Can you do that?"

The moment he finished speaking, the entire room of executives and top sales staff looked like their eyes were about to pop out.

They thought they had misheard.

"Wait… what?! Did the chairman just say that if we don't sell a single unit, we get a 3-million-yuan bonus?! Am I hearing this right?!"

"Holy crap! What's happening?! Am I dreaming?!"

To avoid being mistaken for a fool who was just throwing away money, Mavi decided to explain further.

"You heard me correctly. If you sell a unit, not only will you not receive a commission, but your bonus will be deducted. Let me explain why."

"The future trend of China's real estate market will see prices double every year. Let's take our Phase 1 project of Ziyuan No. 1 as an example.

Right now, it's priced at 6 billion yuan. By this time next year, it'll be worth 12 billion. The following year, it'll be 18 billion… Do you get it now?"

Mavi wasn't some foolish investor throwing money away. He was implementing this strategy for Phase 2 and Phase 3, playing the long game. The earlier he sold the units, the more he would "lose." When property values skyrocketed, the biggest winners would be the buyers—not him.

Some might ask:

"If selling now is a bad idea, why not just shut down the sales office and save on salaries and bonuses?"

Mavi had already considered that. If he closed the office, rumors would start spreading—people would assume Ziyuan No. 1 was bankrupt, shut down, or turning into an unfinished project. The negative publicity would damage the company's reputation far more than the 3-million-yuan bonus.

After hearing Mavi's explanation, the sales director and managers finally understood his plan.

"Chairman Mavi, we get it now! And with this strategy, the whole country will be buzzing about Ziyuan No. 1. A lot of rich people will be desperate to see if they qualify to buy what's now being called China's top luxury mansion!" The sales director finally saw the bigger picture.

If they sold a unit, they'd only get a 0.5% commission—for example, a 10-million-yuan home would earn them only 50,000 yuan. With 10 sales agents competing for 60 units, each person would only make around 300,000 yuan per year.

But now?

It was so much easier to just reject rich buyers and enjoy a 3-million-yuan bonus. Plus, it was secretly satisfying to turn down billionaires for once.

Mavi's approach was a bold and unconventional one. This kind of strategy was only possible before China's real estate market became fully developed.
